The £50k
Business‑In‑A‑Box

Turning Land Formula from a course you learn into a land business we hand you, already running, with the leads flowing in.

01
Land Formula · The reframe
Start here

We are not raising a price.
We are changing what we sell.

£6k

The course sold knowledge

People pay to learn how to do it, then go and build the whole machine themselves over twelve months. One person has bought in.

£50k

The box sells a running business

People pay to skip the twelve months and start with deals already on the table. They are not buying a lesson. They are buying an asset that works.

Two different products, two different buyers. The £50k one is actually easier to justify, because nobody is paying to learn. They are paying to not wait.

02
Land Formula · The opening
The single most important finding

Everyone sells the pieces.
Nobody sells the finished machine.

The whole US land world charges a fortune for parts of this, separately. Assembled, at one price, with the leads included, the shelf is empty.

PlayerWhat they sellPrice
Land Academy (Butala & DeWit)Done-for-you data + mail engine$10k–$30k / mo
Jack Bosch / Land Profit GeneratorHigh-ticket coachingup to ~$45k
The Land Geek (Podolsky)Done-with-you Flight School$8.9k–$11.9k
Travis KingCourse to mastermind$2.5k–$13k
Seth Williams / REtipsterEducation only, no high tier~$2k
The gap: a finished, running land business for one price, with the leads. That is the headline. Everyone else sells you a piece and makes you build the rest.
03
Land Formula · Positioning
Matthew's instinct is right

Market the dream. Sell the machine.

Top of funnel · the ad, the hook, the masterclass

Sell "land," not "a Land Formula business." "How ordinary people make money buying and selling raw land in America. No tenants, no toilets, no mortgages, never even seeing the dirt." Land is the word that pulls the click.

On the call · where £50k is closed

Sell the vehicle. "A land business in a box. We hand you the leads, the systems and the playbook, so you are running deals in weeks, not building for a year."

Push Matthew's instinct one step further: do not even say learn. Say get. People paying £50k do not want to learn. They want to own something that already works.
04
Land Formula · The offer
What is in the box

Make the leads the hero, not a bonus.

The leads are the one thing that is genuinely hard to do yourself. It is exactly what lets Land Academy charge $10k to $30k a month. So it leads the offer.

01 · Hero

03

The playbook

Every step documented so a beginner can operate it.

04

Onboarding, weekly calls, a real person to ask.

05

The upside mechanic

A JV or profit-share option. Skin in the game makes 5x to 10x believable.

Name the box. A £50k thing needs a name that sounds like an asset, not a course. To float with Matthew: The Land Machine · Deal Flow · Land Business In A Box.

Land Formula · Price
Anchor it right

Compare £50k to building it yourself.
Not to the old course.

$10–30k

per month

Land Academy's done-for-you data and mail, on the meter, forever.

~$45k

one off

Bosch's coaching. And you still build the machine yourself afterwards.

+12 mo

of trial and error

Your own data subscriptions, mail house, a coordinator, and the mistakes.

Or: £50k once, and it is already running. Against that stack, £50k for a finished business is the value buy. Nobody else frames it as one number. Own that.
06
Land Formula · Acquisition
Your direct question · evergreen or weekly

Neither sells the £50k.
The webinar's only job is to book the call.

At £50k nobody clicks buy from a webinar. It is closed human to human, by a setter who qualifies and a closer who sells. Matthew having a sales team is exactly why this works. So the real question is the front door:

Live weekly

  • Highest trust, real answers at the moment of doubt
  • You hear every objection live and fix the pitch
  • Genuine urgency: next one is Thursday
  • Someone must show up each week
  • Capped by the calendar

Evergreen / automated

  • Runs 24/7, roughly 5x the sessions
  • Higher attendance, around 55 to 70%
  • A recording cannot answer the £50k objection
  • Roughly 10% lower conversion per session
  • Dies if you never ran it live first
The call: launch live and weekly for 8 to 12 weeks to mine objections and get it converting, then automate your best session to evergreen for scale. Consider a 5-day live masterclass as the front door, not a one-hour webinar. Five days of proof makes a £50k ask feel safe.

Do not make £50k the entry point

Almost nobody buys a £50k business cold.

The live masterclass

£6kMiddle rung

Keep the course, done with you

For people not ready for the box. It also feeds the box: taste £6k, see the machine, upgrade.

£50kThe asset

The business in a box

For people who want it done and running. Buyers self-select up to it.

The £6k is not dead. It becomes the on-ramp to the £50k.

09
Land Formula · The honest view
Pros and cons of the pivot

Yes to the pivot. Eyes open.

Why it works

  • Real white space. Nobody sells the assembled machine at one price.
  • One £50k close equals eight £6k sales. Far higher margin.
  • Your proof is strong: Matthew's numbers, student wins, live deals.
  • "We give you the leads" is the hardest thing in the market to copy.
  • Fewer clients to serve for the same revenue.

Raise these honestly

  • Delivery capacity is the real ceiling. Sell ten, you must service ten.
  • Proof depth. One current member is thin for a £50k ask.
  • The "5x to 10x" claim is a legal landmine. See next slide.
  • Longer sales cycle. £50k takes 30 to 90 days, not one call.
  • Big cheque. Financing and payment plans will matter.
10
Land Formula · Before you spend
The flags most people skip

The "5x to 10x" cannot be a promise.

  • Reframe the return claim. In the US an earnings claim, even implied, must be substantiated and must disclose what the typical buyer really gets. "Results not typical" does not fix it. Make 5x to 10x illustrative model math and disclaimed case studies, never "you will make."
  • Selling to US buyers likely triggers the FTC Business Opportunity Rule. Handing over leads and systems for a payment is the textbook trigger. It needs a disclosure document delivered 7 days before payment. Budget for a lawyer.
  • Sell an operated business, never a passive investment. The buyer runs it, does the work, controls the assets. The moment it sounds like "give us money and earn a return," it drifts toward regulated territory and, in the UK, toward the land-banking stigma.
Action: a short legal review of the claims and the disclosure docs before launch. Cheap insurance against an expensive problem.

Land Formula · In the room
What to decide with Matthew today

Five decisions, then we build.

  1. Buyer location. US land is the business. Are the buyers US, UK, or both? This sets the compliance path.
  2. Fulfilment capacity. How many boxes can the team deliver per month at quality? That number caps everything.
  3. The proof spine. Lock Matthew's own operator numbers and two or three documented student results.
  4. The upside mechanic. Does Matthew want to JV and co-invest, or keep it a clean sale?
  5. Front door format. One-hour weekly webinar, or the stronger 5-day live masterclass?
The plan in one line: yes to the pivot, keep the £6k as the on-ramp, lead with land and sell the machine, launch live before evergreen, make the leads the hero, and lawyer the claims before you spend.
